Zip-Off is a connector trail from the 18 Road parking lot area to Western Zippity. It keeps riders from having to ride the doubletrack road to reach Western Zippity.
From the 18 Road parking lot, head south to the trail leading to the ends of Kessel Run and Mojoe. Ride past them onto singletrack that will lead you over a cattleguard and up a few short steep hills. You'll see an intersection and signs here.

It's one of those trails you take to go somewhere else! But it's nice, flows well and has the characteristic Fruita feel.
